The house
Between the lake and the mountains, we are located on the western shore of Lake Orta, the most romantic of the Italian lakes, particularly in an area rich in enchanting viewpoints, nature walks and charming little villages.
In addition, we are only a few minutes from the lakefront with its little beaches, boat landing places and the village of Pella.
Where we are
- We are 10 minutes by car from the Sanctuary of the Madonna del Sasso.
- Then 20 minutes by car from Omegna, Borgomanero, Orta San Giulio and its Sacromonte.
- Next, 30 minutes by car from Mottarone, which separates us from Lake Maggiore.
- Then 40 minutes by car from Malpensa, Novara, Biella.
- Finally, 1 hour from Milan and 1.5 hours from Turin and the Langhe.

To know
- However, the rooms do not have a TV.
- The rooms, however, do not have a lake view.
- The front door does not have a lock.
- Dogs are naturally welcome if they have their own bed or mat to sleep on, and if their food is left outside the room (on the balcony).
However, a supplement of €5 per day is required.
House rules
Check-in from 4 pm to 8 pm – for organizational reasons, please inform us via WhatsApp of your arrival time; for special needs and arrival times, you can personally arrange with the owners.
Check-out by 10:30 am – for any changes and/or special requests, please arrange in advance with the owners.
The room key must be returned at check-out or left in the lock. In the event that our guests mistakenly take the key with them, they must return it to us at their own expense as soon as possible.
Additionally, losing the key will result in a payment equal to its value.
We decline any responsibility for the loss, theft, or forgetting of personal items inside the rooms or common areas.
Furthermore, any personal items left behind will be kept for no more than 3 months for in-person return, while shipping costs will be borne by the guests.
Guests are required to present a valid identification document upon arrival for registration.
Naturally, the provided data will be treated in compliance with the confidentiality obligations regulated by Law No. 675 of 31/12/1996.
The balance for the entire stay must be paid upon arrival, and any early departure will not entitle to a refund.
Breakfast is served between 8:30 and 10 am, and for special needs, the time must be previously agreed with the owners, as well as the request for a breakfast basket outside the facility.
Additionally, guests are kindly requested to inform us in advance of any intolerances, allergies, or special food needs (extra costs may apply).
Cleaning is carried out every two days at the discretion of the owners, and linens are changed every three days unless otherwise explicitly requested (extra costs may apply).
Guests are invited to display the appropriate sign if they do not wish to be disturbed.
Smoking is strictly prohibited inside the rooms and the breakfast room, while it is allowed exclusively on the balconies and in the courtyard, using the appropriate ashtrays and always closing the door and windows of their room.
For all recyclable waste (glass, cans, clean paper, plastic) please request an additional container.
Additionally, feeling at home also means taking care of: leaving the room in decent conditions, not damaging spaces and objects, throwing the trash in the appropriate bin, and when necessary, asking the owners for more or larger trash bags.
Only toilet paper should be thrown in the toilet and no other type of material.
Entry and exit from the facility are free, and there are no set times, always respecting nighttime silence; indeed, guests are kindly requested to close the main door when passing through and to take their room key with them.
We ask our guests to respect all the people present in the structure and also in the surrounding houses, avoiding annoying noises and ensuring the respect of common spaces. However, chats, laughs, and guitar-accompanied songs are welcome in the courtyard, but always respecting the canonical hours (quiet from after lunch until 4 pm and from 11 pm to the next morning).
